- Can I avail of Bank Financing or Pag-Ibig Financing?
- Every filipino with a permanent job and is working here in Philippines can avail this financing scheme. We recommend all foreigners and working abroad to avail In-house financing for their convenience.
- Can I avail the Maximum Discount in Bank or Pag-Ibig Financing?
- Unfortunately you can't. Only In-House Cash or 100% Spot cash payment within 30 days can avail of the maximum discount.
- What are the payment terms / financing scheme?
- In-House Cash / Financing, Bank Financing, Pag-Ibig Financing. DMCI Homes requires all to undergo In-House Financing first before moving to Bank Financing or Pag-Ibig.
- Can a Foreigner Purchase a Unit?
- Yes, a foreigner can purchase a condominium unit, but not a House and Lot or just a Lot unless she or he is legally married to a filipino.
- How much is the Minimum Downpayment?
- For Lots and Mid-Rise Projects, 10% is the minimum downpayment. For a House and Lot and Hi-Rise Projects, 20% is the minimum downpayment.
- How much is the Reservation Fee?
- Reservation fee is 20,000 (PHP) per unit and 10,000 (PHP) per parking slot
- Is the Reservation Fee refundable or transferable?
- Reservation Fees are Non-Refundable and Non-Transferable. A Reservation fee is only valid for 30 Days.
- How can I reserve if I'm located abroad?
- Please contact our DMCI In-House Representatives or call/text (+632) INSERT LANDLINE NUMBER HERE mobile: CELLPHONE NUMBER HERE. We will be willing to assist you for sending payments via DMCI wire transfer account or via your entrusted Representative or Special Power of Attorney.
- Are there Registration fees or any hidden charges?
- There is no registration fee and there are definitely no hidden charges what so ever.
- Are there any other payment I need to fulfill after I move in?
- Yes, You are required to pay monthly dues to the property management and, you will be the one shouldering your electricity consumption expenses..
- What are the Requirements?
- 2 Valid ID's, TIN. no. (if any)
, Post Dated Checks (for monthly amortization and downpayments) Special Power of Atty. (if needed for buyers abroad). Buyer's Information Sheet and Reservation Agreement (BIS and RA to be supplied by DMCI Homes Agent)
- When can I move In?
- You can move-in in within 30-45days after you submitted the following: Complete Requirements, Signed Contract to Sell for financing or Deed of Absolute Sale for Cash Buyers and of course the minimum required DP to move-in (for financing terms). Someone from our turn-over group will call you for punch list schedule or inspection of the unit.
- Are there any other fees after I move-in?
- Yes, you should provide the payment for your own Meralco Meter deposit. The Meralco Meter will be under your name, also the Monthly Association Dues and other misc. fees from the property management.
